Skylight installation is structural and weatherproofing work disguised as a glass feature. It requires cutting an opening into the roof deck, framing that opening correctly, and flashing it to integrate seamlessly with the surrounding roofing material. The skylight unit itself is rarely the point of failure. The flashing and integration work around it is where quality separates a watertight installation from a future leak.
Ark installs new skylights and replaces existing units that have reached the end of their lifespan or were installed incorrectly the first time.
Hail impact, UV degradation, and dramatic temperature swings all test skylight flashing more aggressively in Central Texas than in milder climates. An installation that would hold up fine in a temperate region can fail here within a year if the flashing wasn’t done correctly. Ark’s installation standard accounts for what this specific climate does to the materials around a skylight opening.
A skylight opening is a deliberate breach in your roof’s weatherproofing envelope. Every layer of flashing, underlayment, and sealant around that opening has to work together to redirect water away from the gap rather than into it. Get the step flashing wrong, skip the underlayment extension, or use the wrong sealant for Central Texas UV exposure, and the leak shows up eventually, usually during the storm that tests it hardest.
